What Is a DSCR Loan?

DSCR stands for Debt Service Coverage Ratio. Instead of qualifying you based on your personal tax returns or W-2s, a DSCR loan qualifies you based on the income your investment property generates.

The formula is simple: if your property's monthly rental income covers its monthly mortgage payment, you likely qualify. A DSCR of 1.0 or higher means the property earns at least as much as it costs.

The Formula

DSCR = Monthly Rental Income ÷ Monthly Mortgage Payment

Example: $2,500 rent ÷ $2,000 mortgage = 1.25 DSCR ✓ Approved
